Job Summary

The Associate Land / Right of Way Agent is an entry-level position. Roles and responsibilities of an Associate Land Agent include:

• Assists with negotiating and securing legal land agreements with affected landowners, whether they are private owners, corporations, or government agencies to permit the construction of natural gas distribution facilities
• Responsible for overseeing the Lease & Easement Payment process to Landowners, Land Managing Agencies through the in-house lease tracking and payment system. This person tracks lease payments and requests payments from accounting or accounts payable
• Assists with managing the Land / Right of Way database and in-house lease tracking and payment system
• Works with Operations, Commercial Team, Construction and Engineering to monitor Company rights of way for potential developments and encroachments and diplomatically asserts & enforces Company rights at potential encroachments
• Reviews the land needs for scheduled and proposed projects, assists team members with appropriate notifications to landowners / land managing agencies, and, when necessary, assists with acquiring new land / right of way easements
• Developing interpersonal skills, technical knowledge, and capabilities to support multifaceted transmission projects and/or negotiations with landowners and land managing agencies
• Works under the direction of supervision and the other team members to perform tasks as assigned

Required Knowledge, Skills, Abilities & Experience
Knowledge, Skills and Abilities:
Excellent verbal, written and interpersonal communication, problem-solving, time management, strong computer skills (including Microsoft Office and database querying tools), practical knowledge of construction and its footprint and potential impacts, excellent interpersonal skills
Knowledge of database querying techniques to expedite learning to perform title searches for determining oil, gas, mineral, surface and subsurface rights
Ability to speak persuasively and develop rapport internally and externally
Able to prepare professional reports, formal business letters, and internal memos
Excellent organization and documentation skills needed for maintaining detailed records
Ability to plan and organize and work independently with limited supervision
Ability to work with a team and as a member of several project teams managing multiple competing projects
Knowledge of spreadsheets and other calculation tools to simplify the learning of how to perform land valuations
Ability to interpret maps and drawings and the aptitude to learn to interpret plans, plats, blueprints, and surveys

Preferred Additional Qualifications:
Directly Related Experience including probate, contract, and real estate laws; oil and gas exploration, title/mineral research, land management, or right of way agent experience
Degree or an equivalent combination of education and demonstrated related experience may be accepted in lieu of preferred level of education:
1-3 years applicable related experience
Practical and/or technical knowledge of Natural Gas Distribution / Transmission pipelines and facilities

Required Education / Experience:
Bachelor's Degree and 0+ years directly related experience or
Associates Degree and 2+ years of directly related experience or
High school diploma and 4+ years of directly related experience

Education Level: Degree or an equivalent combination of education and demonstrated related experience may be accepted in lieu of preferred level of education:
• Bachelors Degree, preferably in Business

Licenses, Certifications, or Quals Description
Must possess valid driver's license and have an acceptable driving record.
